Before a property joins our active portfolio, we carry out a straightforward review: we confirm the seller's or landlord's legal standing, visit the site in person, cross-reference the asking price against recent comparable transactions in that specific zone of Kitale, and assess whether the property suits the buyers and tenants we actually work with. Properties that don't clear this bar are declined — politely, and with a brief explanation. This means the list you're browsing right now is shorter than you'd find on a national aggregator, and that's precisely the point. You're not sifting through noise.

How often is the portfolio updated?

We review and update the active portfolio every two weeks. When a property is sold or let, it is removed promptly — so what you see is available, not legacy stock sitting unchecked.

Can I request a property type you don't currently list?

Yes. Submit a buyer or tenant brief via our contact form and we'll actively search on your behalf. Many of our best matches come from off-market introductions that never appear publicly.

Are prices negotiable?

Asking prices are set by the seller or landlord. We advise our clients honestly on where there is realistic room to negotiate — and where there isn't. We won't encourage an offer we don't believe is fair to both sides.

Do you handle properties outside Kitale?

Our primary focus is Kitale and Trans-Nzoia County. We can occasionally assist with adjacent counties — Bungoma, Uasin Gishu — but we only do so when we have sufficient local knowledge to advise competently. We don't stretch into markets we don't know well.
